Option One — Best Case Scenario

We Haul Your Mobile Home Away — At Zero Cost

On June 15, 1976, the federal Department of Housing and Urban Development (HUD) began regulating the construction and energy standards of mobile homes. Homes built on or after that date are more accurately called manufactured homes — and if yours qualifies and has enough salvageable value to offset transport costs, we'll take it completely off your hands for free. No hauling fees, no cleanup bills, no catch.

  • We cover all transport and labor — you pay absolutely nothing out of pocket.
  • All paperwork handled — permits, title transfer, park notifications, tax docs.
  • Lot left clean — we don't just haul and disappear. Space cleared and ready.
  • Back lot rent or taxes? We include those in the process — nothing due from you.
What determines if it's free?

It Comes Down to Age and Salvageable Value

Free haul-away is only available for homes built on or after June 15, 1976 — the date HUD began setting federal construction standards. We then assess whether the home has enough reusable materials or resale potential to offset our transport and labor costs.

Homes that often qualify for free haul-away:

  • Built on or after June 15, 1976 (HUD-regulated manufactured home)
  • Structurally sound, good bones
  • Minimal fire, flood, or mold damage
  • Most appliances and fixtures still intact

Homes that require a demolition quote:

  • Built before June 15, 1976 — not eligible for free haul-away
  • Severe structural damage or collapse risk
  • Extensive mold, asbestos, or hazmat issues
  • Fire-gutted, flooded, or condemned

Not sure of your home's build date? Check the HUD data plate — it's usually inside a cabinet or on a wall near the electrical panel. Or just call us and we'll help you figure it out.

💡

Don't pay for demo before calling us first.

Even if you're convinced your home is too far gone to haul away for free — call us anyway. You might be surprised. We'll give you an honest answer in minutes, and if we can't take it free, we'll quote demolition on the spot. No obligation either way.

Option Two — When Free Isn't Possible
Paid Service

If We Can't Haul It Free,
We'll Demo It Right

Some homes don't have enough salvageable value to make free removal viable — and any home built before June 15, 1976 is not eligible for haul-away regardless of condition. In those cases, we offer full demolition and removal at a fair, upfront price. But before any demo job begins, there's something important to understand:

⚠ Oregon DEQ Requires Asbestos Testing on Older Homes

If your home was built before January 1, 2014, Oregon DEQ requires a licensed asbestos inspector to test the home before any demolition can begin. Asbestos was commonly used in insulation, flooring, ceiling tiles, roofing, and siding in older manufactured homes. Disturbing it without proper handling is a serious health hazard — and doing it without a licensed professional exposes you to significant legal liability.

This is exactly why who you hire matters. We coordinate the DEQ-required inspection as part of our process and factor the results into your quote. If the home tests positive for asbestos and the added cost of abatement puts the project out of reach for you financially — you can walk away without penalty. We structure our quotes contingent on those findings so you're never locked into a deal you can't afford.

  • Full structure demolition and debris removal
  • Oregon DEQ asbestos inspection coordinated for all pre-2014 homes
  • Quote structured contingent on asbestos findings — no penalty to walk away if costs change
  • All permits, park approvals, and city filings handled
  • Lot cleared and cleaned after demo
  • Title and ownership documentation resolved
  • We work around your schedule and timeline

Questions

Frequently Asked Questions

Straight answers before you pick up the phone.

My loved one's hardship exemption just expired — what do I need to do? +
First, don't panic — but do act quickly. Most counties give you 90 days from the date the exemption expires (typically when the qualifying occupant passes away or moves out) to remove the home before civil penalties begin. Those penalties can accumulate fast, so the sooner you reach out the better.

The process involves notifying the county, coordinating removal logistics, and handling the title and permit paperwork. We've worked through this situation before and can help you move quickly. Call us as soon as possible and we'll walk you through exactly what needs to happen and on what timeline.
Why does it matter whether my home was built before or after June 15, 1976? +
June 15, 1976 is the date the federal Department of Housing and Urban Development (HUD) began regulating the construction and energy standards of mobile homes. Homes built on or after that date meet a consistent federal standard and are more commonly called manufactured homes. Homes built before that date predate those standards entirely — they tend to have more structural variability, lower salvage value, and a higher likelihood of containing hazardous materials like asbestos.

For these reasons, our free haul-away service applies only to homes built on or after June 15, 1976. Homes built before that date require a demolition quote regardless of condition.
What is the Oregon DEQ asbestos requirement — and what happens if my home tests positive? +
Oregon DEQ requires that any home built before January 1, 2014 be inspected for asbestos by a licensed professional before demolition can begin. Asbestos was widely used in older construction materials — insulation, floor tiles, roofing, siding, and more — and disturbing it without proper abatement is both a serious health hazard and a legal violation. This is one of the most important reasons to work with a licensed professional rather than hiring someone unlicensed who might skip this step.

If the inspection comes back positive, abatement adds cost to the project. We structure our quotes contingent on those DEQ findings — meaning if asbestos is found and the added abatement costs put the project out of reach financially, you can walk away from our agreement without any penalty. We won't lock you into a deal you can't afford because of something neither of us knew about upfront.
How do I know if my home qualifies for free haul-away? +
The quickest way is to just call us. In most cases we can give you a ballpark answer in minutes based on the age, condition, and location of the home. If there's enough salvageable value to offset our transport costs, we take it for free. If not, we'll quote demolition on the spot.
How is demolition priced? +
Demo pricing depends on the size of the home, its condition, location in the park, and what permits are required. We give you a clear, upfront quote before any work starts — no surprises at the end.
What if I can't find the title to my home? +
Not a problem. We can look up ownership through Oregon's MHODS database and complete the process without the physical title document.
What if I owe back lot rent or property taxes? +
We work those into the process. You won't need to bring cash to cover outstanding fees — we handle them as part of the transaction.
Do I need to notify the mobile home park first? +
Most parks require notice before any work begins. We handle all communication with park management and make sure every approval is in place before we start.
How fast can you get started? +
We respond same day and can usually begin the assessment within a day or two of first contact. For urgent situations — a park deadline or mounting lot rent — we move as fast as possible.
