Our Salem Mobile Home Flip - Before & After Video Transformation Tour!

An older lady found us through our website. She was moving to Missouri to be closer to family, and she needed to move soon. Her mobile home needed work — enough that a bank wouldn't approve a loan for a buyer to purchase it the normal way. There wasn't time to list it and wait for the right buyer either.

She needed two things for a deal to make sense: enough money left over after her debts were paid to actually make the move, and enough time to pack up a home she'd lived in for years without feeling rushed out the door.

Getting the Deal Done

When we looked into her situation, we found she owed more than she realized. City fees. Back taxes. An HOA balance. A couple of mortgages. Some of it she didn't even know was there.

We contacted every one of those creditors ourselves, got the exact payoff amount for each one, and sent that information straight to the escrow company. That's what let the closing happen smoothly and the title transfer without any surprises holding things up.

Why the timing mattered

Once we closed, we let her stay in the home for 30 days, free of charge. Here's why that mattered: if we'd waited to close until she was fully moved out, she wouldn't have had the money she needed up front to actually pay for movers and storage. Closing first meant she had cash in hand to cover those costs, and the 30 days gave her breathing room to get her affairs in order without rushing.

Bringing the Home Back to Life

Once she'd moved out, we got to work.

Kitchen

The cabinets were original to the home, and they were solid — so instead of ripping them out, we cleaned them, sanded them, primed them, and painted them, then finished them off with new hinges. Above the island, we took down the old floating cabinets and put in an island range hood instead. It opened the whole room up.

Flooring & Lighting

Before we could lay down new flooring, we found the subfloor in the laundry room and one of the bedrooms needed to be replaced. That's the kind of thing you don't always see until you pull up the old floor — but it has to be right before anything goes down on top of it. We added can lighting throughout the main living areas. Small change, big difference in how bright and open the home feels.

Heating and cooling

We installed a new central heat and air system — a high-efficiency heat pump — and qualified for a $5,000 incentive through the Energy Trust of Oregon for the upgrade.

Outside

We landscaped the yard and added a brand new fence so the outside matched the work we'd done on the inside.

What It Sold For

When we finished, the home sold for the highest price of any home its age and size in that neighborhood. That's not just a nice outcome for that one sale — it raises the bar for the whole area. The next time a home like it sells nearby, an appraiser will look at ours as part of what similar homes are worth. Below is a link to the listing.

What This Means If You're Selling

Here's the part that matters most if you're thinking about selling your manufactured home to us: because we're able to maximize what a home sells for once it's fixed up, we're able to offer you more for it up front.

A lot of that comes down to how we're set up. Inked Real Estate holds both a mobile home dealer's license (MSD#1303) and a general contractor's license (CCB#262287). That combination lets us handle projects — permits, contractors, materials, the whole process — at costs a typical retail buyer or small investor just can't match. Because our costs are lower, we can put more of that value back into the offer we make you, and it still makes sense on our end.

FAQs

Frequently Asked Questions

Can I sell a mobile home that needs repairs?

Yes. You can sell a mobile home that needs repairs without fixing a single thing first. The catch is that repairs shrink your buyer pool. Once a lender looks at structural repairs or extensive repairs and decides the home is not financeable, most potential buyers disappear, and a real estate agent has a hard time finding anyone who can close.

That is where a cash buyer comes in. We look at the repair cost, not the condition, and we buy homes needing anything from minor repairs to costly repairs. Necessary repairs, expensive repairs, mobile home repairs of any size: none of it disqualifies your home from a sale with us.

Do I have to clean it out or renovate before selling?

No. There is no open house, no staging, and no renovation on your end. We buy in as-is condition, including a hoarder home or a home that has sat empty for years.

Skipping costly renovations is a big part of how you sell a mobile home fast. There are no realtor fees, no closing costs coming out of your pocket, and no hidden fees at the end. Most mobile home buyers who work this way, cash buyers included, handle the cleanout themselves after closing.

What if I owe back taxes, park rent, or liens on the home?

That is common and it is fixable. In the Salem sale above, the seller owed city fees, property taxes, an HOA balance, and two mortgages, and some of it she did not know about. We contacted every creditor, got exact payoffs, and sent them to escrow so the sale closed clean.

Whether your home sits in a mobile home park or on private land, and whether it is titled as personal property or has been converted to real property with the land, we sort out landlord issues, park approval, and payoffs before closing.

How do you decide what to offer?

We start with the mobile home address, because location drives everything. From that property address we pull comparable sales for homes of similar age and size, estimate what the finished home would bring at market value, then subtract the work it needs. What is left is your fair cash offer.

Because we hold both a mobile home dealer's license and a general contractor's license, our rehab costs run lower than a typical investor's, so more of the sale price stays in your offer.

Do you buy old mobile homes and manufactured homes?

Yes. Old mobile homes, newer manufactured homes, modular homes, single wides, and double wides. Pre 1976 units and homes other buyers have already passed on are worth a call.

If you are a mobile homeowner unsure whether your home even has value left in it, we will tell you straight rather than waste your time. Plenty of homeowners are surprised that a buyer exists for their property at all.

How long does the whole process take?

Usually two to four weeks, and faster if you need it. Call or fill out the form, we look at the home, and you get an offer. If you accept, escrow handles the paperwork and you pick the closing date.

We can also let you stay in the home after closing, like the 30 free days we gave the seller in this story, so you have cash in hand for movers before you pack. Selling to a direct buyer is a different path than traditional real estate, and for a home that needs work, it is usually the faster one.

Thinking About Selling a Mobile Home That Needs Work?

Whatever shape it is in and whatever your timeline looks like, we will listen to what you need and make you a fair offer. No repairs, no cleanout, no realtor fees.
